Let's do the Sales Talk

Selling products and services are not as easy as what others think (or you thought it would be). Not all people will be easily convinced on why they should buy from you a house and lot in Quezon City, or purchase an item of furniture for their newly acquired apartment unit. Taking into account that the field of sales is challenging yet exciting, we know that all of us have certain areas for improvement. Salespeople would often argue that the person will buy if he or she is really interested. Well, it does have a point but what if that lead can be converted into sales with just a matter of proper and effective persuasion? This is where salespeople will come into the picture and use their “magic and tricks” on selling and marketing.

Make them need and want what you’re selling. This is easier said than done but through some practice and proper customer engagement, you’d eventually make them want to buy. Just remember that not all people are easily persuaded or convinced, and there are times where you need to have the patience of a saint. Some things you need to remember at this point are:
  • Build rapport - before you go on with convincing, get to know your leads and customers first. Be aware of their background, why are they inquiring or interested and use that knowledge as a stepping stone to talk to them effectively.
  • Paint them a picture - visualize with them what would and not going to happen if they will purchase your item. Let them know what your product and service can do for them.
  • Highlight your brand’s advantages - if you know your market and competition, you should be able to pitch in that your brand is the best and they will save a lot. You know, people love “saving some money from buying.”

Be open and honest. Some of your clients might be opening up to you on why they are interested and why they are inquiring about this product or service. In return, you should also be open and honest about your deals and offers. Other salespeople tend to blanket some details and just tell the leads and customers the good things. Technically, they are not lying but try to put yourself in the customers’ shoes - does it feel good? We know that the answer is no. Besides, if you’d end up covering some truths and they found out that this is not what they are looking for, this problem will go back to you, and it will be a burden for you to take. Just be careful on which details are open for disclosure and not as some information are confidential.


Positive framing. You may know all the answers, but you should also know how to deliver it to your leads and customers. Similar to the previous point, you need to be open about the things your clients need to know. But to help you frame and deliver things well, here are some reminders: 
  • Never say “I don’t know” - remember that you are selling them and you need to convince them. How would you be able to do that if you don’t know the particulars and information of your products, services or company? Instead of saying “I don’t know,” you can tell them “I will get back to you on that” or “I will communicate with my colleagues/ manager/ supervisor as soon as possible to clarify some points regarding that.” But know that your leads and customers will also be fed up with your excuse, so you got to know what they need as quickly as possible  

  • Get that “can do” attitude - you can’t do their request? Tell them what you can offer on the other hand and say that you can do it as efficiently as what they wanted.
  • Drop the “unfortunately” - this is about positive framing, so you don’t need many negative words in your sales vocabulary. If your clients are looking for something you don’t have yet, a good alternative of “Unfortunately, we don’t have that” is “As of the moment, our company is taking that into consideration (or developing that option) and on the other hand, we have the following products and services that would fulfill your needs”.

Aside from the obvious thing as to why we go to coffee shops, it is also a place where we can unwind and feel relax. For some coffee lovers, they considered coffee shops as their "second home". They find peace and contentment whenever they find an opportunity to go to cafés.  Of course, the smell of your coffee plus the music playing can also be addictive. Don't you know that you can also be productive with that kind of ambiance? Well, we just can't deny the fact that there is something special when it comes to it. Agree?

Some of us here go to coffee shops every day just to get a cup of their favorite coffee mix. While others stay for a couple of minutes just to be inspired to do better on their work. With that, it is one of the most convenient ways to enjoy your morning coffee. Of course, choosing the right design for you home also matters.

The Kitchen

One way or another, our kitchen is the most attractive part of the house. Why? Well perhaps, it is where we usually make our favorite coffee mix – be it brewed or instant. And it makes a good and satisfying ambiance when we add some coffee inspired designs in our kitchen. Designing your walls with bricks, for example, can add the vintage aura of your kitchen. Of course, it is not just about the beauty it can offer, but also, bricks can help neutralize the temperature of your kitchen. It makes your kitchen cooler in summer and warmer in cold days. And it's a low maintenance; you definitely don't need to fix a peeling wall. There's a caveat, if you don't know how to install a brick, ask some assistance from the professionals to achieve the desired outcome.

Aside from the walls, you can also have a vintage dining chairs and tables. The older it is, the better – just make sure that it can still be of use. If it's possible, the design of your dining chairs and tables are the same. If not, then a variety would do. You don't have to be strict with the design actually; you can play with it, for as long as it still fits with the "café ambiance" theme.

And speaking of the ‘ambiance', a regular coffee cup/mug is a no-no. As I've said, you have to play with the designs, and that includes with the kitchen wares. There are actually a lot of coffee mug that fits with your theme that you can choose from, just choose and pick the right one for your use. Well, it doesn't have to be antique though, for as long as it looks vintage and all, then it's your call.

Don't ever forget the kitchen counter, add some features in it. You can definitely display your coffee grinder, glass coffee mugs/cups, coffee beans, and/or any other things that you want to include. Basically, the things that can be found on your counter doesn't have to be expensive, you can actually buy and have it in an affordable price. So, fret not!

Other Rooms

Generally, most coffee lovers love to decorate the "café ambiance" specifically on their kitchen. However for some, they also want to have the design on their other rooms. Of course, you can also pull that off. Well, you can always start with the decals. You can have picture quotes about coffee drink and how it can boost our energy, and all. Putting it on your wall would be a better idea for you to make. Also, try adding some flavors on your room. You can add a real bicycle and hang it on your wall, or just merely putting it on the corner.

Your relaxing moment will never be complete when you don't have a space for entertainment. Of course, you have to make sure that you have a space for coffee table books or a TV screen. With that kind of ambiance, you will be more inspired to get ready for work or school. And one of the must-haves you definitely should consider is the color scheme of your home. If you wanted it to look like a real coffee shop, then you better choose a color that matches with the theme that you like.

One of the concerns when you have to move to Ayala land properties and/or to any other real estate property is deciding what to take with you. Agree? Well, there are things that we have in our home that are not necessary to bring it with us. Of course, deciding what things are you going to leave behind can lessen the unnecessary things that you will have in your new home.

However, deciding what to leave behind can also be stressful and demanding. You have to think twice or even thrice just to make sure that you are really sure of your decision to get rid of the things that you already don’t need it at all anymore. Of course, there are also certain things that you think that are already not useful, however, they can still be recycle and have a new item and/or thing out from the things that you have made.

Bringing food in your next move takes up a lot of space and often get a bit lost in the moving process. In the days and/or even weeks before your next move, eat anything that isn’t shelf-stable, brand-new or a specialty food and/or item. Also, don’t forget about the perishable foods in the fridge and/or freezer, you might throw it away if you don’t eat it before you move to your next home. Another thing, you have to make sure to not have any groceries before you move in for you not to have a lot of things to pack.

Pass on low-quality furniture

If you are keen about having good and nice furniture, you have to make sure that you are going to have one. Of course, you cannot have such if you still have your old and low-quality furniture with you. Well, if you think that it is wasteful if you throw it away, then you have to find someone in your neighborhood, families and/or friends who are willing to have it for you, then you can definitely get it to them. You also have the need to upgrade or replace a new one when you get to your new home. 
Clean closets

If you think that your closet have a lot of things and/or clothes that are already not of use, then you have to make sure to clean it up before you leave to your new home. Of course, like your old furniture, if you think that it is such a waste to throw it all away, then you also have to find someone within your reach at your community to give it to them. With that, you are donating it to them, especially people who don’t have any.

Tame the bathroom cabinet

If you have a lot of crusty nail polishes and curling mousse placed on your bathroom cabinet, and if you think that they are already of no use, they why not try donating it or throw it away. There is still no use if you are going to bring it with you to your next move. It will only eat up your space, and you don’t want that to happen. Right?

If you have kids and you think that there are certain toys that they don’t want to play it anymore, then it is better for you to donate it to charity, families, friends who have kinds and/or to your neighbourhood. With that, you are not just de-cluttering your things, you are also helping other kids to have their own set of toys.
