A Friendly Reminder for Homebuyers: Things To Consider Before Buying a Condo

Hands up if you are one of the people who plan to purchase a condo for sale in Fort Bonifacio Global City! You may have heard about what and what not to do when it comes to real estate investment. But it won't hurt to refresh your mind on the crucial things you need to consider before buying a condo. Here are those:

The Accessibility

Ask this to yourself, is it convenient for me to be in that place?
Do not choose a condo that is far from your workplace, from the malls, from the markets and from the other places where you mostly go. It will be difficult for you when you want to go somewhere, especially when it is an emergency yet you are too far from the place where you need to go. You have to consider whether it is easy to go to the different places from the condo where you want to stay.
Easy transportation is also one of the things you have to consider in choosing a condo. Especially when you are a commuter, you have to know whether the transportation in going to the places from the condo is accessible and hassle-free on your part.

The environment

Ask this to yourself, do I like the settings of the condo and the people who are also living in there? Or am I safe to live in that condo?

When you think safety is compromised, don't pursue to buy that particular condo. Even though you think that you want to live in that condo because it is nice, yet you are not sure whether if it is safe for you and your families, and especially when you have kids to stay in that condo, do not compromise your safety and for them as well.

You have to consider the settings of the condo, whether the condo is properly constructed and not easily be destroy when an earthquake happens, or is it along the highway where crossing the streets is dangerous. You have to think of the safety for you and your families.

The Budget

Ask this to yourself, do I have enough money to buy a condo?

It is the right of the buyer to know the price of the condo whether they can afford it or not. If the condo you want to stay is expensive enough for you to pay, do not force yourself to buy that particular condo. Even though you have a stable job, don't be complacent since there are still a lot of things that also need to be prioritized.

You also have to consider the budget for the electricity bill, the water bill and other bills that you have to pay. You must be wise when it comes to your budget or money matters for you to avoid any problems in your future stay in the condo.

The service

Ask this to yourself, do I like the treatment they give to me to whatever I'm concern with? Or are they just treating other buyers or me like crap?

Admit it! We usually are persuaded when the agents of the condo treat us as buyers or customers in a friendly and nicely way. We like it when they are approachable whenever we need their help. Of course, who would like to be treated like crap by someone you barely know?

When you encounter or notice that the services from the agents or the personnel of the condo give to you is rude, you have to reconsider their offer on buying their condo. You don't want to be rude and create a heated argument with them in the future since you don't like the way they treat you.

Well, you can just ignore rude agents or staffs and treat them back nicely instead. That if you want to buy and live in that particular condo.

The Level of Satisfactory

Ask this to yourself, am I satisfied with the overall quality the condo have? Or am I going to be happy and feel contented if I'm going to buy that condo?

Assessing and assuring yourself whether you are satisfied or not can sometimes be critical. Sometimes, it will be your dilemma whether to pursue the buying of the condo or not. Well, it is really up to you to decide on that matter.

Also, assessing the condo from the accessibility, the price, the environment and the services they give to you as a buyer can help you decide on something for the future.

Remember the 20% Rule

A lot of us here don't know what 20% rule is. Agree? Generally, most real estate developers require a 20% down payment, to secure that you are going to purchase that particular condo unit. For instance, if you are planning to buy a Php2.5 million, then you need to shell out Php500,000 upfront. But fret not! There are also real estate developers who implement a staggered payment scheme where you can settle the deposit in two years -time.

Look for a unit you can comfortably pay for with  single income

This is one of the things you should not miss considering – whether you can afford to pay that particular condo unit. Although a lot of us here are single and want to invest in a condo, there are also certain expenses that you need to pay. That is why, if you are living solo and you don't have anyone who can help you when it comes to financial matters, then you might as well look for a unit that you can afford to pay. And yes, there are actually a lot of affordable condo units that you can afford without compromising its quality.

Expect for more expenses

When it comes to investing in a condo, you also have to know that there will also be a lot of monetary situations that you need to face. Of course, you also have to expect that there will be additional fees for HOA projects and other utility bills that you need to pay. Moreover, you need to have an assurance that you have some money to spare when it comes to emergencies.

Clean up your credit history

Cleaning up your credit history is one of the things you need to make sure. Of course, when you have a clean history, lenders are willing to let your borrow money again and again since they know you can afford to pay them back. Moreover, your credit history will also reflect on what kind of borrower are you. That is why, if you want to make a good impression to the lenders, you need to clean up your credit history through paying your previous debts.

Don't be afraid to start small

Just because you want to invest in a condo unit, that doesn't mean you are going to have a bigger space immediately. Remember, you are going to live solo, and if you want to invest in a condo unit that is big enough for you, then you might as well make sure that it will also suit your lifestyle. However, you must also be practical when it comes to choosing the right condo unit for you. Yes, there are units that are just too big or too small for you. That is why you need to make sure that you personally inspect the place before you decide to purchase one.
